It is no secret that Zillow, Trulia and Realtor.com have owned the lead generation space for a long time. There is hardly anyone involved in Real Estate who wouldn’t have had an interaction or two with these heavyweights. But exactly how have they been able to manage this feat?
They have used a simple, yet powerful process that works for them. They have simply been taking the Real Estate agents’ listing information and have been marketing them on the Internet in order to generate leads. But these leads don’t get to the Real Estate agents free of charge. The agents still have to buy these leads! The space has literally been cornered by them for years and they’ve reached the point here they have $1,000,000s to spend on advertising and Search Engine Optimization that the average Real Estate Agents simply cannot compete.
There is A New Way To Compete
There is this “new thing” called social media and it has brought about a situation where it has become possible for you as a Real Estate agent to compete with the giant lead generation companies. You now have the opportunity to market your listings and if you do it the right way, you can generate just as may leads as Zillow, Trulia and Realtor.com can generate. The best part is that you don’t have to buy these leads back from anybody.
The Social Listing Method
Using the Social Listing method, all you have to do as a Realtor is to create a simple 2-page lead capture website and this website will be used to get all your leads’ information. This is an opportunity for you as an agent to be steps ahead of the established businesses. The Social Media platform, in my opinion, is a one which the big players in the Real Estate lead generation industry have not yet mastered.
Below, I have outlined how you can set up a lead capture page using our Social Listing method. By following these steps, you will be able to generate leads for yourself and build your own Real Estate lead generation empire simply by leveraging your own listings or the listings of other people. Create A Listing Funnel
I’m going to show you how to set up a listing funnel and how to set the ad up for that ad for optimal conversion, optimal leads, high relevance score, low ad spend. I will show you what you need to do in order to get pretty much everything you want from a marketing campaign, I will show you how to spend the least amount of money for the most amount of exposure. You will also learn how you can build a big database or list of buyers and you will learn how you can segment this list in order to offer very specific values to each group.
This tutorial is based on Click Funnels, a platform which enables you to set up landing pages or sales pages for different types of products or services. In our case, Click Funnels works perfectly as it allow us set up our listing “website” with great ease. So, if you don’t have a Click Funnels account, you should get one. It usually turns out to be worth much more than the investment. There is also the option of a 14-day Click Funnels trial.
So, on your Click Funnels Dashboard, click on the “Add New Funnel” button at the top right hand corner of your screen. You would be given the option of choosing if you want to create an Optin Lead Capture Funnel, a Sales Funnel, A Webinar Funnel, An AutoWebinar Funnel, A Membership Funnel or a Launch Funnel. We are using the Optin Lead Captures Funnel. You will also be led to create a name and a tag for your funnel.
Customize Your Funnel
Upon the creation of your funnel, you will have the option of choosing a template to kickstart your funnel design. You will be able to customize almost every aspect of your page. You will be able to change the background image of the page, the description, the text colour, your logo, basically, your choices are limitless.
As regards your choice of images for the home, you will want to choose at least the following images: The front of the home, the best image of the kitchen, the living room and the bathroom.
Set up a Facebook Ad for Optimal Lead Conversion
After creating your listing, it’s time to get it in front of people. From the various tests we’ve carried out, we’ve discovered that we get the best results when we create a post on our Facebook Page, we insert the images of the property (The front, the living room, the kitchen and the bathroom), we insert a link to the funnel, and finally, we boost the post from the Ads Manager.
While creating your ad, make sure you choose the interests and behaviours of your target audience. For instance, you could choose, people that live within 25 miles of the property and are likely to move. You should also be realistic about the age range to target. I’ve chosen 28 to 65+. This way, your ad will be served to the people that are most likely to purchase your property.
